2.3 Million-Square-Foot Class-A Office Building
Developed by The Rockefeller Group as the global headquarters of Exxon Corporation, 1251 was a showcase of quality materials and sophisticated operating efficiency when it was completed in 1972. Since then, the building has evolved to multi-tenant use and has kept at the forefront of technology and business. Mitsui Fudosan USA purchased the building in 1986 from Exxon Corporation and The Rockefeller Group, and it retained The Rockefeller Group as building manager. In 1989, Mitsui Fudosan embarked on a multi-year renovation program to take the building into the 21st century and to better serve its corporate and institutional tenants, which include Avon, Bank of Tokyo-Mitsubishi UFJ, Canadian Consulate General, Chase Manhattan Bank, DLA Piper, Mizuho Corporate Bank, and other admired organizations. The building features a 112-foot-deep landscaped plaza with a large fountain pool. Behind the building is the Garden Park, with seating, food kiosks, a two-story waterwall, and free summer concerts. An extensive lobby renovation in the early 1990s introduced custom-designed lighting, terrazzo floor accents, and specially commissioned stained-glass artwork crowning the 30-foot-tall windows, and a 100-foot-long black granite concierge desk. The building interior offers 2,292,317 rentable square feet and 32 high-speed passenger elevators. Floors in the six-story base are 57,000 square feet and 40,000 square feet in the tower. Tenant space is virtually column-free, creating exceptional design flexibility, and the four-foot, eight-inch window module allows for a maximum number of perimeter offices. |
