RGDC has acquired a 22-acre site for office space at the southeast corner of Chandler Boulevard and Loop 101 (Price Road) in Chandler, Arizona.
The intersection of Loop 101 and Chandler Blvd. has one of the highest traffic counts in the Southeast Valley of the Phoenix metro area. The Loop 101 freeway carries 100,000 cars per day, and Chandler Blvd. / Price Road combined have over 60,000 per day.
RGDC’s 24-acre site, at the southeast corner of the intersection, has entitlements for up to 937,000 square feet, including 10-story office buildings, retail space, restaurants, up to 300 rooms in an 11-story hotel, and a 65,000-square-foot conference center. Multi-level parking for more than 3,000 cars is included.
The top six to seven stories of the buildings would be at eye level with the freeway. Across the freeway from RGDC’s site, to the west, is the highly successful Chandler Fashion Square regional mall, which rivals Scottsdale Fashion Square in sales per square foot and in the quality of its retailers.
Chandler and the Price Road corridor have become a high-tech hub, where numerous major employers have located, including Intel with 11,400 employees, Orbital Sciences (1,695), Avnet (1,000), Microchip Technologies (1,485), and Freescale Semiconductor (1,450).
